Home Additions & ADUs

An addition adds square footage to your home: extra bedrooms, a home office, more bathrooms, or a larger living area. It can be attached to the house or built as a separate accessory dwelling unit (ADU). We handle the plans, engineering, permits and construction.

Serving San Diego, Orange & Riverside counties. CA License #990054.

Why homeowners add on

  • You need more room but want to stay in the house and the neighborhood you have.
  • You want a dedicated office, a guest suite, or space for family living with you.
  • An ADU can house family or provide rental income on the same property.
  • Added living space generally adds value to the property.

What is possible on your lot

Every addition depends on two things: the layout of your property and what your city allows. We start with a site visit to look at the lot, the existing structure and the options, then confirm the approach against local requirements before you commit to a design.

Plans and permits

Additions and ADUs require permits. Our proposal includes the full permit package: as-built and proposed drawings, the architect and engineer site visits, plan corrections, city filing fees, and our time following up with the city until the permit is issued.

If you want to see a design before committing to the full permit package, we can prepare a set of drawings first. That work is billed on its own, and you can make changes before we file.

Addition and ADU in Escondido

After we completed a whole-home remodel for these homeowners, they hired us the following year to build an addition and an ADU on the same property.

How a project works

  1. Step 1

    Free on-site visit

We look at the space, take photos and measurements, and talk through what you want. There is no charge.

  2. Step 2

    Initial proposal

A written quote that includes as much of the complete job as possible, so you see a realistic total early.

  3. Step 3

    Design meeting

You meet with us at the San Marcos Design Center to choose layouts, materials, colors and finishes.

  4. Step 4

    Final proposal

An updated proposal based on your selections. We refine it with you until it is right.

  5. Step 5

    Materials and scheduling

Materials are ordered once the contract is signed. Their availability sets the start date.

  6. Step 6

    Construction

Demolition, then the build, through to the final walkthrough.

Warranty

  • Workmanship: lifetime. If our installation was done wrong, we fix it.
  • Waterproofing and structural work: 10 years.
  • Products and fixtures: we honor the manufacturer warranty, file the claim for you, and install the replacement parts.
  • Inspection visits for our customers are free.

Permits

If your project needs a permit, the proposal includes it: drawings, architect and engineer site visits, plan corrections, city fees, and our follow-up with the city until the permit is issued.

Common questions

What is the difference between an addition and an ADU?
An addition expands your existing home. An ADU is a separate living unit on the same lot, either attached to the house or detached.
Do I need a permit for an addition?
Yes. We prepare the drawings, coordinate the architect and engineer, file with the city and follow up until the permit is issued.
Can I build an addition on my property?
It depends on your lot and your city's rules. We assess both during a free site visit before any design work starts.
